        Overview

Description: Request for demolition permit to demolish existing single-family dwelling, garage, and warehouse structures. Request for design review for seven new single family dwelling units (to be condominiums) with 14 parking spaces.  Four 2-3 bedroom units would face Ross Avenue and three four bedroom units would be located towards the rear of the site. The lot is 16,500 square feet. Existing lot coverage is 38% and proposed lot coverage is 49.9% (50% permitted). 13,012 square feet of floor area is proposed (including garage area). Specific Plan District (SPD) zoning is requested in order to allow 6 required parking spaces to be stacked ("tandem"). Tandem parking is not allowed for required parking spaces in residential zoning districts.
